Are you looking to get an Energy Performance Certificate (EPC) for your property in Birmingham? Skribes’ accredited team of domestic energy assessors are able to provide a detailed domestic energy assessment to produce an EPC for you including an accurate rating and recommendations ready to get your property on the market.
An EPC provides a property with an energy efficiency rating from A (most efficient) to G (least efficient). The better the grade rating, the more energy efficient the property is.
The energy performance certificate allows potential tenants, homebuyers and property investors to check a building’s energy efficiency before committing to a purchase. They can get an idea of how costly it will be to heat and light the property and what the subsequent carbon dioxide emissions are likely to be if they were to move in.
The importance of an EPC is the reason that there is a legal obligation for landlords and property owners who are selling or letting properties to have a completed EPC by a Domestic Energy Assessor before the property is sold or let. Before the property can be listed for rent or sale, landlords and property owners must have had an approved Domestic Energy Assessor, also known as a DEA, to produce an EPC for the property.
As well as providing an overall energy efficiency rating of the domestic property, the EPC also states what improvements the landlord could be made to better the EPC rating. For each recommendation, the cost, typical annual saving and influence on EPC rating are listed. The overall potential rating of the property is based on all cost-effective recommendations being completed.
An EPC remains valid for 10 years but if any of recommendations to improve the rating are completed, it is advised that a new EPC assessment is undertaken by a DEA to show the improvements to potential tenants and buyers.
What does an EPC assessment entail?
An EPC assessment by our experienced team of Domestic Energy Assessors in Birmingham will take between around 60 minutes, depending on the size of the property. To reveal an accurate EPC rating, the assessor will take into account:
- Size of the living space
- Construction of the property
- Any insulation
- Heating system and controls
For our team to complete an accurate domestic energy performance certificate, all living spaces should be made available including access to any lofts or similar spaces. Inspections of heating systems and controls are also necessary and measurements of areas are also required. Overall, the EPC survey is non-invasive to landlords and won’t cause disruption.
Once the inspection has taken place, the Energy Performance Certificate will be provided alongside recommendations on energy efficiency improvements within 24hours.
Why landlords and sellers need an EPC to be completed by a DEA
Changes to EPC legislation that landlords and sellers need to be aware of
Changes to Minimum Energy Efficiency Standard meant that from April 2018, landlords and property sellers are required to achieve a minimum EPC rating of E for their rental or sale property. For landlords, regulations will initially only apply upon the granting of a new tenancy to a new or existing tenant but from April 2020, all private rental properties must achieve an energy efficiency rating of E or above.
If landlords fail to achieve this EPC rating but continue to rent their property, they face a penalty of up to £4,000 for failure to meet the minimum efficiency requirement.
